Villa Park I was acquired by Short in June 2011 post foreclosure from Orix Capital Markets in a Joint Venture with Markel Eagle Partners. This 76,868 SF office /Flex property was acquired $4,300,000or $56PSF while 58% vacant. The only anchor tenant was Lab Corporation of America. Under the direction of Short leasing efforts began. Subsequently the property has secured The Baptist Theological Seminary of Richmond, River City Janitorial and TIG and as of 2014 is 100% leased. All in soft and hard cost were $6,000,000 and the building has a projected value of $8,000,000 going into 2015.
